What Is Covered

Workmanship Defects

Cracking, delamination, blown plaster, loose boards, sagging ceilings, poorly fitted joints, or any failure attributable to our installation technique.

Material Defects

Failure of the materials we supplied and installed: plasterboard, insulation, jointing compounds, beads, fixings, render systems, and ceiling tiles.

Damp & Moisture Ingress

Where our dry lining or tanking system fails to prevent moisture ingress in the area we treated (subject to correct building maintenance by the owner).

Fire Stopping & Safety

Failure of intumescent seals, fire-rated boards, or passive fire protection systems we installed, where this compromises the specified fire rating.

Insulation Performance

Where installed insulation fails to achieve the U-value specified in our quote due to installation error (e.g., thermal bridging, gaps, compression).

Acoustic Performance

Where partitioning or ceiling systems fail to achieve the specified dB reduction or NRC rating due to installation gaps or missing seals.

What Is Not Covered

We are transparent about the limits. This protects both of us.

✗ Structural Movement

Cracking caused by building settlement, subsidence, or structural movement beyond normal tolerances.

✗ Third-Party Damage

Damage caused by other trades, occupants, or external factors (impact, water leaks from other sources, etc.).

✗ Alterations

Issues arising from modifications or repairs carried out by others after our work was completed.

✗ Normal Wear

Surface wear, scuffs, or minor cosmetic damage from normal use, cleaning, or decoration.

✗ Pre-Existing Conditions

Issues caused by conditions present before our work began (e.g., existing damp, asbestos, rot) that we documented and advised on.

✗ Consequential Loss

Indirect losses such as lost rent, business interruption, or decoration costs beyond the rectification work itself.

We Inspect

We visit within 48 hours to assess the issue, photograph it, and confirm it falls under guarantee.

Work begins within 5 working days. At our cost. We match the original specification or improve it.

You Sign Off

You inspect the rectification work. Once approved, the guarantee on that element resets to 10 years from the rectification date.

If we dispute whether the issue is covered, we jointly appoint an independent surveyor. Their decision is binding. We pay for the surveyor if they rule in your favour.

Guarantee FAQ

Is the guarantee really free?

Yes. The guarantee is included in every quote at no extra charge. There is no excess, no call-out fee, and no labour charge for covered claims.

What if I sell my house?

The guarantee is transferable to the new owner. Simply provide them with the guarantee certificate and notify us of the change of ownership. The remaining term continues uninterrupted.

Does the guarantee cover DIY rectification?

No. If you or another contractor attempt to fix the defect before we inspect it, this may void the guarantee for that element. Always contact us first.

How do I know the insurance is real?

You receive a guarantee certificate with the insurance policy number, underwriter name, and their contact details. You can call the underwriter directly to verify the policy exists and is in force.

What if you go out of business?

This is exactly why the insurance backing matters. If we cease trading, the insurer appoints another contractor to carry out rectification work. You deal directly with the insurer, not with us.

Does the guarantee cover decoration costs?

Our guarantee covers the rectification of the defect itself (e.g., re-plastering, re-boarding). It does not cover re-decorating, re-tiling, or replacing carpets or furniture moved during rectification. We do our best to minimise disruption, but we recommend you factor decoration costs into your contingency.

Can I get a longer guarantee?

For commercial projects, we offer Enhanced (12-year) and Premium (15-year) packages. For residential work, the standard 10-year guarantee aligns with NHBC and industry standards. We do not offer extensions on residential guarantees as this would require a fundamentally different insurance structure.
